On a no through road with only one other neighbour, you are certain to have a quiet time here whilst bringing up to date this amazing old farmhouse and attached 1 up 1 down cottage. The outbuildings and attached land are an added bonus!  You are only a few minutes outside the village of Bouresse which has shops, bar/restaurant, post office, church garage and a primary school and 15 minutes from Lussac-les-Châteaux; giving you tranquillity with accessibility on one very special place.

Lussac-les-Châteaux is known for its now gone chateau, its archaeological treasures (many digs have taken place in the commune and have unearthed some great riches including drawings on limestone slabs, dating from the Magdalenian period (15,000 BC). It also has a cenotaph erected on the spot where Sir John Chandos (the English seneschal of Poitou) fell in 1370. The history in this area is exceptionally interesting to French and English alike with tales of the Black Prince and Charlemagne everywhere.

Getting to the area is easy with flights from many UK airports into Poitiers (41km) and Poitiers (82km) and trains at Lussac-les-Châteaux having links to services to Limoges and Poitiers train station the latter where you have TGV connections to Paris, Bordeaux, London & Brussels.

The current owner is now leaving due to health issues; but has run as a small holding/equestrian farm for a good few years it has 3.6 hectares of good pastureland and good outbuildings and barns for livestock/horses. The property would easily give a 1 bedroom gîte and a 2-bedroom house and if needed you could renovate some of the outbuildings further for more accommodation.

The house has Broadband, Mains Water, Gas (Bottled), Wood Heating with electric radiators as a secondary form of heating. It is single glazed and drainage is to a Fosse.
