Set in a small village, this really is a lot for your money and the way it is laid out would, with a little alteration; give a nice little gîte. The village recently had a bar/restaurant which may open up again in the future, but currently just had bread deliveries and a weekly charcuterie van.

 

The village of Bussière Poitevine is around 7 minutes away, and has shops, bar, bank, pharmacy and a Boulangerie to name a few. The village is close to the border with the Vienne and 7 minutes in the opposite direction will take you to the village of Lathus, where there are numerous amenities, including an award winning outdoor leisure and horse riding centre and a fishing lake, set in nice parkland.

 

The larger towns of Montmorillon and Le Dorat are around 25 and 15 minutes with all their shopping, bars, restaurants and amenities.

 

A semi-rural setting, but with good links and access is not easy to find and I believe this is one of the reasons why this would be a great little earner for someone wanting to move to France or get an income from a holiday home without compromising their own living space.

 

Getting to the area is easy with flights from many UK airports into Limoges & Poitiers airports, both around a one-hour drive and trains in Le Dorat(15mins); having links to services to Poitiers train station where you have TGV connections to Paris, Bordeaux, London & Brussels.

 

The house benefits from mains electricity, water and drainage, it is double glazed and heating is a clean burning wood fire (sometimes known as a secondary burn as it burns wood then the ash, meaning economy and a reduction of emissions) with electric radiators should they be needed.
