If you are looking for the wow factor, then look no further, this is an exceptional property, internally it is just under 310m²of pure class, with geothermic underfloor heating and 14700m²of pasture and cultivated gardens, incorporating garages/workshop, petanque court, potager, orchard and a 10 x 5m Ovoid Pool with sliding cover.

Driving up to the little hamlet (you are 2 minutes from the centre of Le Dorat), the barn, to the side of the road looks just like an old barn should, it is not until you drive through the gates and look towards the private gardens that you realise you have hit upon something quite unique; a feeling which continues as you walk into what is around 160m²of open plan living space, quite breath-taking.

I sold this house to the current owners and remember their faces as they instantly fell in love with what was a project to be finished/fine-tuned. When I returned last week, I was the one with that look on my face after seeing what they have done to contribute to this grand design. But do not worry, you can still add your own mark to this exceptional home.

Le Dorat is the traditional capital of the Basse Marche and within the ramparts of this ancient town are some fine examples of Romanesque architecture, including the Collegiale Saint-Pierre-de-Dorat.  The surrounding area has all year round attractions including horse racing (French style) sound and light shows; craft days; All year round markets as well as concerts, tennis, cinema, fishing, sailing and windsurfing in nearby locations. The house lies on the outskirts of the town with open countryside views towards it.

Getting to the area is easy with flights from many UK airports into Limoges (45km) and trains in Le Dorat itself; having links to services to Poitiers train station where you have TGV connections to Paris, Bordeaux, London & Brussels.

The current owners bought the property in 2013; they are hoping someone new will nurture and continue what they have achieved.

The house benefits from mains and well water, and electricity, drainage is to a fosse. It has a geothermic underfloor heating system and is double glazed throughout.  It has a Fibre cement roofing system, and is heavily insulated and with a very low consummation and emission rating.
