Déclaration des biens immobiliers - Property owners in France need to complete the declaration of property occupancy for this year.

Last year, we were all told to go online and complete the form Déclaration des biens immobiliers which confirmed the status of your property.

Owners were required to state whether the property was their principal or second home, and if they did not occupy it themselves, the identity of the occupants. The purpose was to identify which taxes should be imposed on each property.

Where it was a second home Taxe habitation sur les résidences secondaires (THRS)  was then paid or if it was an empty home Taxe sur les logements vacants (TLV). was paid.

Needless to say the form caused people many problems and the government ended up extending the completion date on two occasions; after all that only 82% of the populations home owners filled the form out and declared their homes.

This year the government has made two substantial changes to the process.

First, if there has been no change in the occupancy there is no need to submit a new declaration. Only if there has been a change in the occupants, or a property has been sold should the form be completed.

BUT BE AWARE THAT IF YOU DID NOT FILL THE FORM IN LAST YEAR YOU HAVE TO DO IT THIS YEAR.

The second change will be the introduction of  paper-based form, from next month specifically for those who do not have access online.

The deadline for return of the form is the end of June 2024 and a fine of €150 is payable if the form is not returned, however the government has stated that once again this year a lenient approach will be taken towards those who genuinely have problems with it.
